GREEN SOLUTION

The residential buildings constructed under the project are certified as Class B Energy Efficiency Buildings according to Mongolia’s Building Norms and Rules (BNbD 25-01-20) and meet the requirements of the international green building rating system EDGE. By complying with these green building standards, the project’s buildings achieve on average 25% energy savings, 20–25% water savings, and 20–25% savings in embodied energy of building materials compared to standard buildings. These savings enable residents to own properties with lower operating costs and higher value than conventional buildings.

Specifically, the following savings will be achieved:

Energy savings / Additional insulation: Reduce heat consumption from 395 kWh to 151 kWh per m² per year (average additional insulation of 74 m² per apartment).

Solar panels: 9,582 m² of solar panels with a total capacity of 2,371 kW will be installed on the building's roof.

Lighting: Energy-efficient street lighting will be used throughout the eco-residential complex.

Smart control systems:
Automated heating regulators, energy consumption monitoring systems, renewable energy management, building control sensors, and air filtration systems will be implemented.

Reduction of greenhouse gas emissions by 142,000 tons of CO₂e per year, including:

  • Insulation, triple-glazed windows, and smart heating systems: 80,965 tCO₂e/year
  • Solar panels: 3,296 tCO₂e/year
  • LED lighting: 15,522 tCO₂e/year
  • Water-saving solutions: 269 tCO₂e/year

THE PROJECT’S RESIDENTIAL BUILDINGS HAVE RECEIVED PRELIMINARY EDGE CERTIFICATION FOR GREEN BUILDINGS.

EDGE (Excellence in Design for Greater Efficiencies) is a green building rating system developed by the International Finance Corporation (IFC) for developing countries. It certifies buildings that achieve at least a 20% reduction in energy, water, and embodied energy in building materials.Within the project, the 110-unit residential building at the Bayankhoshuu B15 site and the 240-unit residential building at the Sharkhad S27-2 site have received preliminary EDGE design certification.

The eco-district with green housing is inclusive, based on gender-equal participation, and incorporates energy-efficient planning solutions to ensure healthy and safe living conditions for residents, as well as convenient access to various services in one place.

Accessible planning for everyone includes:


  • 30% of the total plan dedicated to green spaces.

  • Public areas of the residential buildings designed to meet everyone’s needs, with 10% of total housing units planned for people with disabilities.

  • Anti-slip tiles and rubber mats planned at each apartment entrance and stair edges.

  • Playgrounds planned with no shade obstruction.

  • Playgrounds and public spaces with green areas designed without vehicle roads.

  • Designated smoking areas located away from children’s play environments.

  • Separate spaces for walking dogs.

  • Public facilities with ramps and barrier-free spaces to ensure safe movement for the elderly, people with disabilities, and children.

  • Spaces on the ground floor of the residential buildings for integrated services such as retail shops and daycare centers, providing convenient access.

  • Water and electricity meters located outside each apartment to facilitate work by professionals and ensure residents’ safety.

  • Pedestrian paths, roads, and public facilities planned to be accessible for everyone.

Solar Power Installations

Solar power generator / Block A

Solar power generator / Block A

A solar power generator is installed on the building’s front facade. It converts solar energy into electricity to power the building, with any excess energy fed back into the electrical grid.

Double greenhouse / Block B

Double greenhouse / Block B

This greenhouse is designed to enhance residents’ quality of life, improve food supply, and create new jobs to support livelihoods. It is a four-story structure with a metal frame, and each floor is connected to the main building via communal corridors.

Trombone wall / Block C

Trombone wall / Block C

The purpose of the trombone wall is to retain solar heat during the cold season, helping to warm the building’s communal spaces. In the warm season, horizontal shades provide cooling, and adjustable thermal valves open to prevent overheating.

Pollution-absorbing wall / Block D

Pollution-absorbing wall / Block D

A pollution-absorbing wall is planned on the building’s front-facing facade. It captures pollutants entering through windows and is made of a material that is easy to clean and maintain.

Residents have the opportunity to manage and use a shared greenhouse.

The project includes a total of 1,230 m² of greenhouses, comprising 90 m² of home greenhouses, 336 m² of multi-story greenhouses, and 804 m² of three-season greenhouses.
